The roof is one of the most important parts of a home, as it protects the inside from all sorts of water damage. While there are many materials used for roofs, asphalt shingles are the most popular choice in the United States. If your home has asphalt shingles, here are some ways to find out if it might be time for a new roof.

1. Consider the expected life of the materials. Most asphalt shingle roofs last for 20 to 25 years, while roofs that were installed over an existing layer of shingles typically need to be replaced about every 20 years. If your roof was replaced more than 20 years ago, it’s time to have it inspected by a professional.

2. Check the shingles. All shingles should lay flat on the roof. If they are curling, buckling, cracked, or have lost many of the granules in places, it might be time for a roof replacement.

3. Take a thorough look in the attic. Inspect all the sheeting, whether plywood or solid boards, looking for wet spots after a rain or stains that indicate a leak that has dried out. Also look for any light coming in, which will indicate a small opening in the roofing materials or flashing.
